Renters Insurance — Washington State
Your Stuff Is Worth Protecting
Renters insurance covers your belongings, your liability, and your living expenses if something goes wrong — for less than a cup of coffee a day.
Why Renters Insurance Matters
Your landlord's insurance covers the building — not your belongings inside it. If there's a fire, break-in, or water damage, your furniture, electronics, clothing, and valuables are your responsibility. Renters insurance fills that gap.
Most renters insurance policies cost $15–$30 per month. For that, you get coverage for your personal property, liability protection if someone is injured in your apartment, and help with living expenses if your unit becomes uninhabitable. It's one of the best values in insurance.
What Renters Insurance Covers
Here's exactly what renters insurance covers — and what it doesn't.
Personal Property Coverage
Covers your belongings — furniture, electronics, clothing, jewelry, and more — if they're stolen or damaged by fire, smoke, vandalism, windstorm, or other covered perils. You choose your coverage limit based on the total value of your possessions.
Replacement Cost vs. Actual Cash Value
Standard policies pay actual cash value — what your items are worth today after depreciation. A 3-year-old laptop might only pay $200 even if a replacement costs $800. Replacement cost coverage pays what it costs to buy new. We recommend it for most renters.
Personal Liability
If a guest is injured in your apartment or you accidentally damage a neighbor's property, liability coverage pays for medical bills, legal defense, and judgments. Standard limits are $100,000–$300,000. This coverage also follows you outside your home.
Additional Living Expenses (ALE)
If your apartment becomes uninhabitable after a covered loss — fire, major water damage — ALE pays for hotel stays, restaurant meals, and other extra costs while you're displaced. This can be a lifesaver after a serious incident.
Medical Payments to Others
Pays medical bills for guests injured in your home — regardless of fault. Typically $1,000–$5,000. Helps resolve minor injuries quickly without involving liability claims.
Off-Premises Coverage
Your renters policy often covers your belongings even when they're not at home — items stolen from your car, luggage lost while traveling, or a laptop stolen at a coffee shop. Check your policy limits for off-premises coverage.
What's NOT Covered: Flood & Earthquake
Like homeowners insurance, renters policies exclude flood and earthquake damage. If you live in a flood zone or earthquake-prone area, separate coverage is available. Ask us about your options.
What's NOT Covered: Your Car
Renters insurance does not cover your vehicle. Your auto insurance covers the car itself. However, personal items stolen from your car — like a laptop or camera — may be covered under your renters policy's personal property coverage.
